Apartment complex owners face lawsuits over inadequate security
West Tennessee apartment complexes are facing multiple lawsuits because they did NOT offer adequate security. A recent story (here) on Memphis Fox 13 stated, "More than two dozen Memphis apartment complexes are the target of a series of lawsuits...on behalf of several families to hold 26 Memphis apartment complexes accountable for inadequate security." In those lawsuits, the attorneys say that Landlord-Tenant law states landlords must comply with building and housing codes that "affect both health and safety". Their contention is that inadequate security measures put apartment dwellers’ health and safety at risk.
While it's true that crime knows no address, apartment complexes do often have a higher rate of crime primarily due to their higher population concentrations. In these areas, law enforcement may be overworked or understaffed and response times may be affected. Routine law enforcement patrols may be rare or non-existent.
Maxxguard patrols feature regularly scheduled apartment complex drive-throughs, with patrol car flashing lights and spotlights when needed. Not only do these patrols create a deterrent to crime, but they are also seen as an amenity to those who live there. To many renters, having a security patrol provides an added layer of comfort, as well as confidence the apartment complex owners are overseeing the property in a safer, more secure way.
Maxxguard patrols help resolve:
Reports of excessive noise
Enforce facility rules
Remove loiterers or trespassers
Respond to theft, burglaries, or break-ins and report to authorities
and more
